What is the exact Stamp Duty for Luxury Properties in Pune (Updated 2026)?

The Current Stamp Duty Rate in Pune (2026)

As of 2026, the standard stamp duty rate in the Pune Municipal Corporation (PMC) and Pimpri-Chinchwad Municipal Corporation (PCMC) limits is 7% of the property's agreement value.

Here is exactly how that 7% is broken down:

  • Basic Stamp Duty: 5%
  • Local Body Tax (LBT): 1%
  • Metro Cess: 1%

*Note: If the property falls under Gram Panchayat limits (which some developing fringe areas do), the Metro Cess and LBT might not apply, bringing the rate down to 5% or 6%. Always check the exact jurisdiction of your project!

Registration Charges

On top of the stamp duty, you have to pay a registration fee to the government to legally register the property in your name.

  • For properties valued below ₹30 Lakhs: The registration fee is 1% of the property value.
  • For properties valued above ₹30 Lakhs: The registration fee is capped at a flat ₹30,000.
